ACQUISITION CRITERIA

Strategy: Purchase bulk portfolios of residential REOs and late stage defaulted whole loans through direct relationships with mortgage banks and financial institutions, implementing a multi-pronged exit strategy dependent upon asset type.

Size: Up to $5-20 million in equity employing no leverage, a small amount of leverage may be employed during recovery phase of cycle

Investment Criteria

Pricing: Pools of $5 – $20 million of asset value

Preferred Markets: United States with a California bias.

Asset Type: REO and late-stage defaulted whole loans.

Investment Strategy: Purchase assets on a bulk basis at significant discounts from financial institutions motivated by need to create liquidity. Individual assets in pools are valued and underwritten to ensure our ability to quickly market and re-sell homes at discounted retail levels priced lower than competing distressed inventory.
